Proposals for new Schools and Housing at Oakley Grove Phase 3

A.C. Lloyd Homes is working with Warwick District Council and Warwickshire County Council to bring forward proposals to further improve the South Leamington Urban Extension as set out in the recently adopted Warwick Local Plan. In particular the parties are seeking to deliver an improved proposal for the planned new Secondary School. In order to achieve this, a further phase of the Oakley Grove development south of Harbury Lane is proposed. This would deliver a new site for the secondary school, in addition to the primary school already proposed, new shared sports pitches and leisure facilities for use by the schools and the wider community, 150 additional homes together with public open space and allotments and an improved Country Park layout with better accessibility by foot to and from Bishops Tachbrook.

A Public Consultation is being held by Bishops Tachbrook Parish Council on the future of the Parish on Saturday the 17th November 2018 at the Saint Chads Centre, Bishops Tachbrook from 2pm to 5pm. The new proposals for Oakley Grove will be exhibited at this event and representatives of the Council and A.C. Lloyd will be present to help answer any queries on the Oakley Grove proposal. Background

The proposed Oakley Grove Phase 3 development arises from a review of new secondary school provision across the wider South Leamington/Warwick growth area.

Currently a new secondary school to serve the growth area is planned to be built at Myton Gardens off Europa Way (south of Myton School).  This was allocated through the Local Plan and at the time was considered the most appropriate site.  However the suitability of that site has come into question given subsequent additional housing approvals which have resulted in a larger school requirement, and also the sites location adjacent to the existing Myton secondary school and the need for wider parental choice.

Warwickshire County Council has therefore identified a preference for an alternative site for a secondary school in the South Leamington/Warwick area to accommodate the growing demand for secondary school places.  The site needs to be approximately 11 hectares and within a 3 mile walking distance from the intended pupil’s home locations.

Following a review of all options it has been concluded that land south of Oakley Grove would be a better location for the secondary school subject to receipt of planning permission.  The site would be planned in conjunction with the new primary school already committed to as part of the current Oakley Grove proposals.  To enable to land to come forward an additional 150 homes is also proposed as part of the proposals, together with public open space and replacement ‘country park’   

The proposal would be a departure from the Warwick District Local Plan which currently allocates much of the proposed site for County Park and Open Countryside.

  • 1200 place Secondary School, including Sixth Form.
  • 420 place Primary School and Early Years/Nursery provision
  • Special Educational Needs provision.
  • Sports and leisure facilities for shared use by the schools and the local community
  • 150 new homes as an extension to Oakley Grove
  • Re-provision of County Park
